Strand Properties needed one system where realtors could manage everything from listings and contracts to client viewings and portal syndication. Instead, they had five. We took on product ownership, designed and built the platform from first sprint to market, trained 100 realtors, migrated 16,000 properties, and stayed until the client's internal team was ready to carry it forward.

Where it started

The founders had just sold their previous real estate business in Finland and were building something new on the Spanish south coast, selling luxury property. We started with foundational work: a marketing website and initial property portals. As the business grew, a clear pain point surfaced. Data lived in separate systems, realtors were logging into multiple tools for every transaction, and there was no single workflow that took a property from listing to sale.

They had a strong vision for what a unified platform could look like. We ran a design sprint to validate the technical feasibility, built initial concept flows for web and mobile, and mapped the experience around the friction points their team dealt with every day.

What we built

After an initial pause while the business scaled in Spain, we came back in as the design and product partner. When a gap emerged between design intent and technical execution, we were brought in deeper to own the product roadmap.

From that point, we went from a barebones system to a fully functioning MVP for the Spanish market in four months. The platform covered:

  • Ticket tracking and lead management
  • Algorithmic lead delegation to the right realtors
  • Electronic contract signing in multiple languages
  • Property management with brochure generation
  • User and contact management
  • Syndication to 15 property portals via APIs and XML feeds

We migrated 16,000 properties into the system, running dry imports to validate data mapping before going live. We also migrated contacts and deal stages from HubSpot, making sure nothing was lost between systems. Then we trained 100 realtors on the new platform, producing support materials and running video walkthroughs for each feature.

How we worked

This was a director-level engagement from start to finish. The same people who ran the design sprint were the ones building roadmaps, writing tickets, presenting to stakeholders, and shipping frontend. No handoffs, no layers between the client's leadership and the people doing the work.

We also worked closely with Rector, the external development partner handling the backend. We defined the architecture, wrote the feature specs, and kept both teams aligned so the technical transition happened without disruption.

Expanding into Finland

Once the Spanish MVP was stable, Strand Properties expanded into Finland with offices in Turku, Helsinki, Tampere, and Lapland. We continued as product owners, adapting the platform for the Finnish market and designing new features as the team grew.

Handing it over

As the product became central to their business, we agreed with the client that it made sense to build an internal team to carry it forward. We helped recruit developers and designers, created documentation, onboarded the new team, and worked alongside them through the transition. Once the internal team was up to speed, we handed the project over completely.

The goal was never to stay forever. It was to take a vision, get it into the hands of 100 realtors across two markets, and leave behind a product and a team that could keep building without us.
